Executive Profile

Building the operating infrastructure behind brokerage growth.

Stephen Meadows is a real estate executive, brokerage operator and mergers and acquisitions strategist with more than 25 years of experience spanning residential sales, brokerage management, corporate franchise development, multi-state operations and M&A.

Meadows joined Coldwell Banker Premier as Vice President of Operations in February 2020. Since then, he has helped lead one of the most significant periods of growth in the company’s history, guiding its expansion from five offices and approximately 75 agents in two states to more than 24 offices, roughly 400 affiliated agents, and operations spanning seven states and Washington, D.C.

During the same period, annual gross commission income grew from approximately $5.5 million to roughly $15 million—nearly tripling as the organization expanded through a combination of organic growth, operational development and acquisitions.

Operational Leadership

Strategy is only useful if the organization can execute it.

Meadows’ role extends beyond traditional operations. He has helped develop Coldwell Banker Premier’s regional management structure, expand marketing capabilities, build internal lead-generation systems, introduce artificial intelligence into business workflows and create new approaches to business development and agent productivity.

His work frequently sits at the intersection of people, process and growth—building the infrastructure required for a larger organization to operate with consistency while preserving the local relationships that define successful real estate companies.

That operating mindset was tested almost immediately. Weeks after Meadows joined the company in 2020, COVID-19 disrupted the real estate industry. Meadows and Founder & CEO Steve DuBrueler made a commitment to protect staff as much as possible, adapting responsibilities and workflows to keep the organization moving rather than immediately resorting to layoffs.

Growth Infrastructure

Regional Management

Developing leadership structures capable of supporting a growing multi-office organization.

Business Development

Lead Generation & Referral Systems

Building internal systems designed to create additional opportunities for affiliated agents.

Innovation

Practical AI Integration

Using artificial intelligence to improve efficiency, lead conversion and business-development workflows.

Mergers & Acquisitions

A hands-on approach from valuation through integration.

Meadows has participated in approximately 16 brokerage mergers and acquisitions during his career, including 11 involving Coldwell Banker Premier. In 2022 alone, the company completed five transactions.

The companies involved in transactions Meadows has helped execute represent more than $1 billion in combined annual real estate sales volume.

His experience spans the full transaction lifecycle: opportunity identification, owner conversations, financial analysis, valuation, deal structure, due diligence, negotiation, communications, technology transition, staff integration, office consolidation, agent retention and post-closing execution.

For Meadows, the closing itself is not the ultimate measure of a successful transaction. The more important questions come afterward: Did the agents stay? Did productivity improve? Did staff remain engaged? Did the combined company deliver the results the transaction was designed to produce?

Largest Completed Transaction

Coldwell Banker Resort Realty

Approximately $6 million in annual gross commission income at the time of acquisition.

Agent Retention

Stability Through Change

Most acquisitions under Meadows’ operational leadership experienced no agent departures during the first 90 to 120 days following the transaction.

Post-Close Performance

Growth After Integration

Some agents joining through acquisitions have subsequently more than doubled their production.

A Career Built in the Business

From an 18-year-old administrator to multi-state executive leadership.

Meadows began his real estate career in February 2001 at Action Real Estate in Three Rivers, Michigan, as an administrative employee. He earned his real estate license on August 9, 2001, at age 18 and later became a managing broker.

After relocating to Tennessee, he developed a specialization in distressed and bank-owned real estate. From 2008 through 2012, Meadows managed the largest Fannie Mae REO portfolio in the Greater Nashville market and ranked No. 15 by transaction units among more than 700 agents in Crye-Leike’s Nashville region.

He later moved into regional sales leadership and training before spending nearly four years with Coldwell Banker corporate in franchise marketing, engagement and strategic growth.
